Peterson Community Hub exists to be used. Whether you're hosting a hundred guests in the Oneota Room, gathering a small group in the Jordan Café, stepping in to knock out some work at a quiet workstation, or connecting with your doctor from one of our private offices — this building is here for you. Every space has been thoughtfully renovated and is ready to welcome the community it was always meant to serve. Here's how to make it yours.

The Office Suite Private Offices: The Decorah | The Prosser

Need a quiet, private space for a telehealth appointment or a private work video meeting? The Decorah and the Prosser are available to reserve at no cost through our online calendar — it's simple, quick, and connects directly to our scheduling system.

Step 1 — Check the Office Calendar Open the Office Suite Calendar to the right and find an available time. Each office can be reserved for up to 8 hours per person per month.

Step 2 — Reserve Your Time Select your date and time and confirm your reservation directly in the calendar. No application or payment required — just your name and contact information.

Step 3 — Show Up Ready Both offices are equipped with up-to-date computers and webcams. Please arrive at your reserved time, not before, and vacate promptly so the next person can get settled.

Walk-In Workstation
Walk-In Workstation
Just need to connect, focus, and get some work done? Our walk-in workstation is available on a drop-in basis — no reservation required. If it's open, sit down, connect to our wifi, and enjoy your work. Walk-in users are welcome to stay as long as the space is available, it's between 9AM and 5PM, and are asked to follow PCH's general facility guidelines while they're here.
No reservation needed. Just come in during open office hours if there's space available.

The Oneota & Jordan Cafe

Our larger event spaces are reserved through an online application and require advance approval and a security deposit. Before you apply, please check the Events Calendar to confirm your date is available — we want to save you the wait.
Step 1 — Check the Calendar Visit our Events Calendar to see what's already scheduled. If your date is open, you're ready to apply. If it's taken, the calendar will help you find an alternative date that works.
Step 2 — Submit Your Application Complete the online rental application. You'll be asked for your contact information, event details, estimated attendance, spaces requested, and any additional needs such as kitchen use or alcohol service. Submitting an application does not guarantee approval — all applications are reviewed by PCH staff.
Step 3 — Confirmation and Payment Once your application is approved, you'll receive confirmation along with instructions for paying your rental fee and $200 security deposit. Your reservation is not confirmed until both are received.
Step 4 — Review the Rules & Guidelines All renters are required to read and agree to the PCH Facility Use Policies before their reservation is finalized. Please review them carefully — they cover everything from cleaning responsibilities to the cancellation policy.

Led acquisition and redevelopment. Deanna serves on the board, ensuring alignment between ownership and public mission. Scott is a seasoned General Contractor & Artisan.
Funding Pathways & Capital Strategy
Peterson Community Hub (PCH) and the Peterson School Project (PSP) operate as aligned but distinct entities. This structure allows us to pursue layered, appropriate financing tools—matching capital type to purpose.
1. Nonprofit (PCH): Programmatic & Operating Investment
As a 501(c)(3) nonprofit, PCH can receive:

Multi-year capacity-building funding

Innovation and systems-change grants

Community health and food access funding

Arts, cultural, and civic engagement grants

Sponsorships and philanthropic gifts
Operating capital is critical. While renovation is foundational, the long-term success of this work depends on staffing, programming, coordination, evaluation, and partnership development.
We seek funders willing to invest in:

Rural capacity-building

Learning and documentation of the model
Multi-year, flexible operating support will create stability during the early years of launch (2027–2030).
2. PSP (Peterson School Project): Redevelopment & Long-Term Asset Financing
PSP, as the property owner and redevelopment entity, can access complementary capital tools more appropriate to real estate and land development, including:

Low-interest or no-interest program-related investments (PRIs)

Community development loans

Revolving loan funds

CDFI-backed financing
-
Impact investment capital

Energy-efficiency or green infrastructure financing

Agricultural and conservation financing for future land restoration
This allows philanthropic dollars to leverage larger capital structures when appropriate—particularly for:

Land restoration infrastructure

Site development aligned with floodplain and ecological realities

Revenue-generating residential or studio components that strengthen sustainability
By separating nonprofit operations from property-level financing, we reduce risk, protect charitable assets, and create opportunities for blended capital stacks.
3. Blended Capital Approach
The overall strategy combines:
